Bought in a trust as a long term Buy2Multilet for R1.1M, This property had many challenges to overcome to make it work
The seller had bought via an installment sales agreement, meaning they had no t taken transfer, but within 24 hours of securing the property, I had a buyer offering R1.7M. A very tempting offer!
This would make It a back to back to back sale, with both buying and selling from both parties happening on the same day.
At the same time, an offer came in for a years lease, all paid upfront, and producing R5K per month in profit
I choose the years lease, and sold it a year later for R1,88M!
Bought in a company this fix and flip converted a commercial property into 52 low cost residential living unit
